loan programs





FHA / FHA Streamline Refi



These loans allow the borrower to borrow up to 96.5% of the value of the home the 3.5% down payment requirement can come from a gift or a grant, which makes FHA loans popular with first time homebuyers.




VA / VA IRRRL



VA loans offer up to 100% financing on the value of a home. To qualify for a VA loan, borrowers must present a certificate of eligibility, which establishes their record of military service.



USDA



USDA loans are "No Money Down" geared to low- and moderate-income households that have the income to afford the home payments but may be unable to save enough for a down payment. These loans are for "rural" areas..income and property eligibility requirements do apply.



Conventional



A mortgage that is not guaranteed or insured by any government agency, including the Federal Housing Administration (FHA), and the Department of Veterans Affairs (VA). It is typically fixed in its terms and rate with no MI.



Down Payment Assistance



CalHFA offers several options for down payment and closing cost assistance. This type of assistance is often called a second or subordinate loan. CalHFA's subordinate loans are "silent seconds", meaning payments on this loan are deferred so you do not have to make a payment on this assistance until your home is sold, refinanced or paid in full. Does require homebuyers education class.



HARP Refinance



Loans have mortgages owned or guaranteed by either Freddie Mac or Fannie Mae that were sold to either Fannie or Freddie before May 31, 2009. Does not require an appraisal.
